Our process is consistent for every project large or small and is easily adaptable to work with clients locally or remotely. This process and our standards of practice are derived from 10 years of professional experience and supported by our network of associates and sources. The success of our process relies on delivering every project with the highest integrity, and respect for clients’ budget and timelines. All drawings, concept work and specifications are created electronically and formatted for ease of sharing across all platforms, readily accessible at the touch of a finger.

A brief is formed by outlining key objectives, assessing design and construction programs, and setting the intention for the project ahead. This phase includes discovery sessions where we do all the listening – we need (and want!) to understand everything about the project, such as client expectations, budget, site, functional needs, aesthetics, and factors concerning the interior space itself.
We will conduct interviews, site visits, and research to establish unique project guiding principles. Obtaining existing floor plans, construction drawings, or related media that can help prepare space plans during subsequent phases of the project. This phase allows us to set the stage properly to complete a successful design with our client.
Schematic design is a designer-speak for gathering and refining ideas to develop a unique design concept. This phase involves the execution of preliminary design decisions. These are accomplished by creating written design concepts, bubble diagrams, adjacency matrices, block plans, initial floor plans, and nay appropriate design sketches.
Crucially, we’ll look at maximizing spatial efficiency and the use of space. We’ll also offer imagery that represents the mood of the creative direction and get into the fun stuff: selecting architectural materials, studying the application of finishes, and working construction estimates with our cost estimating team.
The schematic design components are visually translated illustration the proposed design solutions. The production starts to clearly communicate the design intent to the client. This is an iterative process between the design team and the client.
This phase involves final decisions for plans, specifications, and any final presentation graphics. Depending on the project contract, we prepare construction specifications, at least at the preliminary level, to recommend color, materials, and finishes, to advise on cost-of-work adjustments.
During this phase, we are primarily devoted to preparing working documents, schedules, and specifications needed and required to build and install the design project. The design team collaborates with our construction contractors to finalize the cost adjustments, qualify vendors and suppliers, and start placing orders.
All the drawings produced during this phase capture all the value-engineering effort undertaken in the schematic design to fine tune the total project cost. Design informs cost as much as cost informs design. Setting the appropriate expectation for the project construction delivery is critical to our process.
